A home is probably the largest purchase you will ever make, so it is important to understand the condition of your investment. We will provide a non-invasive visual examination of the homes accessible structure, systems and components. While a home inspections is not a prediction of future conditions and cannot reveal every concern that exists (or ever could exist), it will significantly reduce your anxiety by arming you with the knowledge you need to make an informed home-buying decision.

We typically perform 2 inspections a day Mon-Fri in either a morning or afternoon slot. But occasional exceptions can be made just let us know what you need. Saturday, Sunday or evening can be accommodated for an additional fee or in the event a cancellation/ conflict occurs. A inspection typically takes approximately 3 hours depending on size and type. We strongly recommend the client is present at the time of inspection but not required. We will need full access to the property to be inspected. Arrangements will have to be made for access. If the inspector shows for an appointment and cannot access the property full price will be held as an inspection slot, property research and drive time/ fuel has already been used. Another appointment can be made for a reduced price should the client choose to do so.

What is a Sewer Scope?
Every house has a sewer line, and every sewer line can become obstructed or damaged. A sewer scope is a video inspection of the lateral sewer line from the house at or near the foundation to the city, HOA tap, or the septic tank. The purpose of a sewer scope is to discover and report defects that are visible in the lateral sewer line. The scope typically also identifies the material used within the sewer line itself. Best part is we provide a completely unbiased opinion. Unlike plumber's or tradesmen we have no stake in the outcome of the condition and are not looking for additional profit from repairs or maintenance of the line.
This inspection will include accessing the sewer line and inserting a camera device or scope into it to evaluate it. The inspection process will be recorded, and a report will be generated to outline what we’ve found. We will provide you with a link to a copy of the recording (YouTube unlisted).
The report we prepare will be based on our visual observations and the data we collect from the inspection camera equipment. The inspection and evaluation are not intended to be technically exhaustive. We will provide a written Sewer Scope Inspection Report that is a summary of observations and unbiased opinions based on the experience of the inspector. The inspection is not considered completed until the written Sewer Scope Inspection Report is delivered. All efforts will be made to inspect the properties main line lateral from the structure to the city or municipal tap. However sometime parts of the line are inaccessible in a visual only inspection.
Milestone Inspections LLC does not perform independent or reinspections for sewerscopes. In the event repairs are warranted it is recommended to have the line re-scoped by a qualified professional to verify repairs and condition.
